1.What the sample form collects
The "Get 25 free leads" form on our home page asks for exactly these fields, and nothing else:
| Field | Why we ask |
| Your name | So the reply isn't addressed to "hi there" |
| Company (optional) | Context on what you buy |
| Email | Where we send your sample list |
| Investor type | Buy with own capital / assign contracts / agent / other — shapes the sample |
| County or market | Which county we pull your sample from |
| Signal preference (optional) | Which distress signal you care most about |
A submission timestamp is attached automatically. We don't ask for a phone number, an address, or payment details on this form. After a successful submission you're offered two optional extras — a mobile number and a free-text buy box — and both are genuinely optional.
Where it goes
- To our email inbox, via the form provider (FormSubmit) once that connection is activated. FormSubmit relays the submission to us; it doesn't sell it.
- A copy stays in your own browser. The page also saves your submission in your browser's
localStorage under the key deedstake_leads. That copy lives on your device only — it is never uploaded to us and we can't read it. Clearing your browser's site data deletes it.
- If the form isn't wired up yet — which it may not be at the time you read this — the page tells you so honestly and asks you to email us instead. It never claims to have received something it didn't.
What we do with it
We use it to send your free sample and to follow up about DeedStake. That's it. We don't sell, rent, or share subscriber contact details with anyone. Reply "stop" to any email — or write to [email protected] — and we delete you from the list.
2.Cookies and tracking — there are none
This site sets no cookies. There is no analytics, no advertising pixel, no session tracking, and no externally-hosted font or image.
One external script is loaded: the GSAP animation library, served from the Cloudflare cdnjs public CDN, which drives the scroll reveals and the counters on the home page. It sets no cookies and receives nothing about you beyond the ordinary request your browser makes for any file (your IP address and browser string). If it's blocked, every page still renders and works completely.
The only browser storage used anywhere on the site is the single localStorage entry described in §1, which stays on your device. Our checkout page reads the status / checkout_id values from the URL after a payment purely to show you a confirmation message — nothing is stored.
Our web host records standard server logs (IP address, page requested, timestamp) as any web server does; we don't use them to build a profile of you.
3.Payments — Polar is the merchant of record
We don't process payments ourselves and we never see your card.
- Polar is the Merchant of Record for every purchase: it is the seller on the transaction, charges your card through its payment processor, handles applicable sales tax, and issues your invoice.
- Your card number, CVC and full billing details are collected and stored by Polar and its payment processor under their own privacy policies — never by us.
- What we see from an order is the customer information Polar passes on: your name, email address, the plan you bought and its status. We use that to deliver your lists and to support your account.
- Refunds, chargebacks and payment disputes are handled through Polar.
4.Property-owner data
Our product is data about properties and their owners, so it deserves its own section.
- Distress signals (address, issue, date, status) come from city and county public records published as open data.
- Owner name, phone and mailing address are added through a licensed third-party skip-trace provider. The absentee flag is derived by comparing the owner's mailing address to the property address.
- We deliver this data to the subscriber who ordered it. We don't publish it, post it publicly, or list it for sale as a database.
- Nothing on this public website shows a real person's name or phone number. Every owner and phone column in every sample table on this site is redacted on purpose, and that is a rule we do not make exceptions to.
- Subscribers are contractually bound to market lawfully, not to resell or redistribute the data, not to autodial or mass-text from it, and to honor opt-out requests — see our Terms of Service, §2.
- We never call, text or email property owners ourselves.
Are you a property owner who wants off our lists? Email
[email protected] with the property address. We suppress you from future deliveries and forward the request to any subscriber who already received your record so they add you to their own do-not-contact list.
5.Retention, access and deletion
- Sample requests and subscriber correspondence live in our email inbox for as long as the relationship is active, and are deleted on request.
- Delivered lists and the internal ledgers that stop a lead being sent twice — and that record which ZIP is reserved to which subscriber — are kept while your account is active.
- You can ask us at any time what we hold about you, ask for a copy, or ask us to delete it — one email to [email protected]. We'll action it within a few business days. Records Polar must keep for tax or accounting reasons are Polar's to retain.
6.Changes and contact
If this policy changes, the "last updated" date above changes with it. Questions, requests, or anything that looks wrong: [email protected].
